Target Insight: Emphasize the healthy work environment to appeal to progressive, creative office and entertainment-industry tenants. Provide maximum flexibility and planning efficiency to accommodate potential tenant scenarios and to ensure a competitive edge in current and future real estate markets.

Outcome: The buildings’ glass fenestration patterns and size of openings are oriented to exploit natural daylight while mitigating direct solar exposure. Typical bay spacing of 30′-0″ by 30′-0″ is most efficient. Circulation paths between buildings are richly landscaped to encourage pedestrian movement throughout the campus.

A central parking area conceals a level of underground parking, and is artfully landscaped to serve as the heart of the campus – a central gathering or event space special occasions.

Architecture Building of 150 Clarendon Street, East Melbourne by batessmart. The twelve storey apartment building at 150 Clarendon Street is located on a site of extraordinary presence and character adjacent to the Fitzroy Gardens.

Retaining the structure of the former Mercy Hospital, the building is located in a predominantly low-rise neighbourhood. The spacious and elegant apartments have magnificent views of the city, across the gardens to Port Phillip Bay, and to the Dandenong Ranges in the east. In this project, Bates Smart sought to address the building’s relationship to its parkside site in tranquil and leafy East Melbourne.

150 Clarendon Street, East Melbourne - batessmart

By adopting a calming symmetry and simplicity of form, the building achieves a sympathetic relationship to its historical setting. Closer examination reveals forms and materials that are crisply detailed using a contemporary palette to produce a timeless, quiet elegance. The building is grounded by a podium that activates the street and houses vibrant, high quality amenities including a restaurant, café, wine shop and boutique grocery store, as well as a pharmacy and medical suites. At the third floor level, the building steps back to create a skirted waistline that delineates the podium from the tower.

The tower‘s armature of double-height precast framing imparts a calm rhythm and grand scale, and shelters smaller scale elements within. The framing lines are repeated in the podium, with its large double height cut-out openings. On the top two levels, the glazing line steps back again, allowing the strong crown of the projecting canopy roofline to float free, giving the impression that the delicate glassy pavilions are suspended in the sky.

Architecture Design of Halley VI, British Antarctic Survey by Hopkins Architects. Inspired by Brunel’s concept of modular construction for military hospitals in the Crimea, our design proposes a series of pre-fabricated shipping containers, bolted together during the10-12 week Antarctic summer.

This form is wrapped in a “puffer jacket” of structural fabric pillows, which streamline the building aerodynamically and provide a first line of defence against the harsh climate.

Four pairs of articulated hydraulic legs and feet allow stepping above drifting snow and generate the forward walking movement necessary to relocate the buildings, in order to counteract the gradual flow of the Ice Shelf.

The form of the building, and its ground clearance have been deliberately engineered to manage snow drifting. The structure is planned with a flexible interior, fitted out with custom-designed pods as bedrooms, bathrooms, a bar, gym, offices and plant rooms, all bolted in place on site.
