First landscaped in 1750 and with a long and storied history, the Alnwick Garden had fallen into disrepair and was closed by 1950.

A major redevelopment began in 1997 and by 2001 the first of several phases of dramatically transformed and contemporary public garden space was opened to the public.

The revamped garden proved extremely popular for members of the public and a building was soon needed to welcome and care for them. The new pavilion we designed for the site serves this purpose and is built off the enclosing entrance wall on a site overlooking the Garden.

It includes a restaurant and function room arranged on either side of a covered terrace from which visitors to the site can enjoy the garden in shelter and shade. Kitchens and backup spaces are housed below.

Conceived as a contemporary greenhouse, the building houses organic, barrel-vaulted spaces formed by timber and steel lattice roofs covered in inflated transparent or translucent ETFE pillows. These reduce the effects of solar heating and glare. External walls are either glazed with sliding doors or fixed with solid timber panels.

However, since the construction of the stadium in the early seventies, the characteristic ’swing’ of the ball created by the incoming sea-breeze which led to so much post-lunch excitement has dwindled away. In 2009 Hopkins Architects were asked by the Tamil Nadu Cricket Association to find a way to increase capacity, provide additional corporate box and air-conditioned accommodation, maintain roof shading and get that ’swing’ back. It was also important that the principles of Vaasthu, an Indian tradition, similar to feng shui, be adhered to in the design.

The existing ground is situated in a tight urban site a couple of streets from the beachfront to the east. Our proposals create a series of twelve stands set on top of a continuous lower bowl of terracing. The sea-breeze is then able to flow through the horizontal gap between the lower terrace and the upper stands, through the vertical gaps between the stands and across the playing surface.

Stands on the western edge of the site are reduced in scale, but follow a similar section, to allow greater air flow from the east. Day-time temperatures can reach 45°C in Chennai and so extensive translucent fabric roof structures provide shade over the stands. Sports and catering facilities such as badminton, squash and swimming pools for two social clubs at the ground, in addition to a cricket academy and car parking are also provided as part of the redevelopment.

Set on a south-facing site of approximately 10,000sqm, all of the apartments in the ovoid-shaped building overlook a large, open, central courtyard garden. There are 31 apartment types and 17 penthouses with private roof gardens and terraces.

Bates Smart carried out design development of the base building and interior design of the apartments, as well as full design and documentation of the display suites. The apartments benefit from open plan living areas and large main bedrooms with external balconies.

The rich, warm and natural interiors feature timber floors to the living areas, marble bench tops and European equipment in the kitchens, and contemporary detailing – all of which provide a new style of living to the local market.

The clean, modernist, glazed and stone-paved entry pavilion incorporates a boutique food store and coffee shop, and a jewellery box-like cigar shop. The entry leads to a stunning double-height space where a stone-clad swimming pool is top-lit by a large glass skylight. Its facade was restored to the original exposed brickwork and rendered cornices and the existing pub was retained at ground floor. New apartments inserted into the fabric of the existing building at the upper levels maintained the original heritage character including floor to ceiling heights and room configurations where possible.

Two new wings of residential apartments were added, sympathetic in scale to the hotel but clearly contrasting and contemporary in nature, creating an ‘L’ shaped building that follows the street alignment and encloses an internal gardenc courtyard. Dual orientation apartments have cross ventilation, ocean views to the living rooms and north facing bedrooms with balconies overlooking the internal courtyard.

Bi-folding shutters set within steel framed balconies provide privacy for residents and animate the street facades. Above the hotel a single level of apartments is setback from the street edge, extending across the existing and new buildings and uniting the composition. This level is clad in layers of glass aluminium louvres for a contemporary interpretation of the rooftop forms of historic buildings.

The home was built with low/no maintenance in mind with the selection of cementitious siding, metal siding, clad wood windows, and stone as exterior finish materials. Some areas more protected from the elements, such as the porch ceilings, were finished with a natural cedar finish.

Energy efficiency advantages, by design, include site-sensitive orientation, a floor plan layout that responds well to the site’s micro-climate, carefully sized roof overhangs, and an appropriate metal roof. These choices were further enhanced by integrating additional strategies of spray-foam insulation and sealed attics, a whole house fan, and installing a hydronic HVAC system which also includes a performance enhancing cooling tower. It all adds up to create a “High Performance Green Home”.

Both clients love to cook. The home is outfitted with fully equipped outdoor and indoor kitchens to provide more cooking flexibility. Outdoor cooking provides opportunities for the client to grill in a shaded and protected area when they desire to entertain outside or want to avoid generating more heat indoors that the home’s air-conditioning system would have to then deal with. There is also a separate bakery shop for cake making.

This development consists of four residential buildings connected by a landscaped publicly accessible podium which together with retail street frontages conceals basement and ground level carparking. Building A (122 apartments) is a 20 level hinged plan tower with street frontage for retail prominently located at the corner of Lusty and Arncliffe Streets which defines the project address and the entry to the precinct.

Bulding B (102 apartments) is a 14 level building with multiple lift cores located to the southern edge of the site fronting the podium. Buildings D (42 apartments) and E (28 apartments) are located across the Lusty and Arncliffe Street frontages with retail at street level and four levels of apartments over.

The low rise buildings use dark brickwork with a rhythm of cantilevered boxes to create a humane scaled streetscape. The larger buildings use a combination of colour and vertical urban windows to create an abstract composition that is legible at the urban scale.
